A deposit of 50% of the total rate less the bond is required 2 working days after the booking is made to secure the booking. Payment of the rental deposit constitutes the clients acceptance of the Terms and Conditions. Until the rental deposit is received the owner has the right to re-let the property.
Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Cancellation - if caused by the client, money paid is refundable if the house is re-let for the entire period. The owner will make every effort to re-let the property. Our properties are very popular so given enough notice, we are usually able to re-let. When a refund is made due to the property being re-let then a $100 only cancellation fee will apply.
If the number of guests reduce after the final payment is due , which is 14 days before the date of occupancy then we will refund 50% of their payment, provided the minimum weekend letting fee for the house for the agreed letting period does not drop below the minimum weekend rate for a two night weekend booking or $2000 for a long weekend or easter booking. We do not refund any payments for guests who cancel up to three days before arrival date.
Check in and out times - Check in and out times - Our usual check in time is after 3pm and check out time is 11pm (weekends) or 10am (midweek). Early check in and late check out may be available in agreement with the owner. In circumstances where the property is vacated on the same day as your arrival then the check in time may be later. Check in and out times may change up to 7 days before your arrival. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our beautiful properties but the occasional abuse requires that we state the following conditions.

A $500 security deposit pre authorization is taken on a Visa, MasterCard or Amex is required for your stay. This security deposit is required before access will be given to the house. This security deposit is fully refundable if the house and their contents do not suffer damage or loss or require excess cleaning. If there is damage in excess of the security deposit you will be responsible for the full amount of the damage. All breakages and or damage must be paid for. The credit card that you have provided for the security deposit will be used to pay for all damage and excess cleaning up to and in excess of the $500 amount. If any costs need to be recovered, as a result of the property inspection, you will be notified in writing prior to your credit card being debited.
All our houses have a policy whereby the facilities at the house are available ONLY to the guests who are booked and paid for. Holding Parties, BBQs or any type of Function whereby extra people are invited onto the property is not allowed and by doing so may cancel your booking and forfeit your security deposit. If you are intending inviting day guests, you must receive prior agreement in writing. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

Any pools and spas are for use of houseguests only. Please ensure that children are supervised at all time when using any pool and/or spa. Many properties are on tank water so we would appreciate no jumping in the pool to conserve the water supply.
Departure - the property should be left in a similar state to its condition on arrival. Please ensure all windows and doors are locked, the air conditioners are turned off and fire screens are in place. Checkout time is as stated in your confirmation and must be strictly adhered to. This is to allow time to prepare the property for the next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Security Deposit - We charge a security deposit through a credit card. This is destroyed after your stay is complete and when the property has been cleaned and inspected. Please respect our lovely properties. If there is any damage or extra cleaning required we will ask you to pay for this.
Linen and towels are supplied. We provide 1 towel per person (please bring pool or extra towels or face washers if required). We provide professionally laundered fresh bed linen for each bed.
BBQ We supply clean BBQ facilities. If you use the BBQ please ensure that it is cleaned before you leave. If we need to clean the BBQ then a $50 charge will be deducted from the security deposit for cleaning.
Pets are not allowed as it is a rural area and some guests are allergic to animal hair.
Parking - Cars must be parked in the parking areas, car ports or garage and not on the front and back lawns. We have irrigation to these areas and driving a car on them will damage the sprinklers. Also the irrigation is bore water and can damage the paintwork on your car.
Smoking – All our Properties are no-smoking properties. Smoking on the verandahs and outside areas only is permitted. Please do not discard butts on the lawns.
Loss - the owners take no responsibility for the tenant’s personal property. If property is left at the houses and needs to be returned, this will be done at the tenants cost. Any property left behind can be sent to you through Australia Post Cash on delivery system)
Injury – The owners take no responsibility for any personal injury that may be incurred whilst staying at the property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
